We are the master developer at Linmere in Houghton Regis, responsible for the end-to-end delivery of the scheme over a 20+ year period.

A freehold purchase with phased development options creating 47 acres of green space, sports pitches, allotments and play and multi-use games areas. 

Lands Improvement completed the acquisition of the Alington Estate, Bedford in 2022. The 1,119- acre estate in essence, comprising the hamlet of Little Barford. The site contained 17 tenanted properties, a former schoolhouse, and Manor House.

In 2014 we brought four landowners together to acquire the freehold of this 105-acre greenfield site. 

Lands Improvement obtained planning permission for up to 550 dwellings after a successful Local Plan Allocation and subsequent planning application, which was granted approval in 2012.

We acquired the 160-acre former Haddenham airfield in 1998 and since then, have developed the area through a number of phases.

Recently acquired 551 acres in Brentwood, to deliver Dunton Hills Garden settlement of 3,700 homes.

Lands Improvement successfully promoted and achieved planning consent for 121 dwellings on a former greenbelt site south of Cuffley village in Welwyn Hatfield district.

The site is allocated in the Aylesbury Vale Local Plan and benefits from an adopted Supplementary Planning Document (‘SPD’).

After numerous failed plans, Uttlesford District Council are in the process of producing a new Local Plan with a housing requirement in excess of 15,000 dwellings.

Lands Improvement acquired the 89-acre site on the western edge of Cheltenham comprising of greenbelt land located north of M5 junction 11.

We acquired the Copped Hall Estate, situated to the west of Epping, Essex in 2017. 

We are promoting the site through the emerging St Alban’s Local Plan and is also in pre-application discussions with the Council on a future planning applications. 

Court House Farm covers 25 acres of greybelt land at the edge of the village of Pill, five miles from the centre of Bristol. 

We own 42 acres of greybelt land to the east of St Mary Cray, located within the London Borough of Bromley.

We are promoting the site together with Pigeon Land through the Greater Cambridge Share Partnership (GSCP) Local Plan to meet Cambridge’s residential and employment needs. The site is being promoted on behalf of Jesus College and a private owner. 

We worked with Welwyn Hatfield Borough Council and the local community to secure outline planning permission for this major residential development site within the greenbelt. 

The former 53-acre site Betts Factory site situated on the northern edge of Colchester, Essex, located across the administrative boundaries of Colchester and Tendring, included a 20-acre ancient woodland and a 19-acres of poor-quality orchard land.

We purchased this freehold, 100-acre greenfield site with an Overage Agreement to fully de-risk and provide consented, serviced land to facilitate up to 750 new residential dwellings, a much-needed new school and 39-acres of public open space and recreation areas.

We worked with the NHS on a deal structure that suited their need to release much needed capital by redeveloping a redundant hospital site in Peterborough city centre into 350 new homes and a new primary school.

The existing site when purchased, was an eroding clay pit quarry including 12 disused mine shafts and below ground mining workings.   

We worked with the trustees of two landowning families, both of whom were members of the local community, delivering a quality place that would leave an enduring, positive legacy.

Lands Improvement secured consent for up to 350 dwellings, a strategic public open space and play areas, a SuDS basin, an ecological enhancement area and vehicular access arrangements at this site in Chesterton, Newcastle-under-Lyme.
