We purchased this freehold, 100-acre greenfield site with an Overage Agreement to fully de-risk and provide consented, serviced land to facilitate up to 750 new residential dwellings, a much-needed new school and 39-acres of public open space and recreation areas.

Planning permission for the development was granted in tandem with the Local Plan allocation with careful design consideration included as the western boundary (and part of the site) was an existing protected conservation area.
We made off-site highway improvements which included upgrading busy junctions to signalised junctions, widening carriageways to allow for increased capacity, utilities mains reinforcement works, safer dedicated cycleways and improved pedestrian safety measures.
Following this, we implement on-site enabling infrastructure to deliver a fully serviced site, facilitating the sale of two parcels of land.
The development was sold to two housebuilders - Barratt David Wilson Homes acquired land for 550 homes and Jones Homes for 200 homes.
During the entire process, we achieved and maintained a strong ‘partner-like’ working relationship with Bassettlaw District Council which ensured the success of the development.
