Lands Improvement successfully promoted and achieved planning consent for 121 dwellings on a former greenbelt site south of Cuffley village in Welwyn Hatfield district.

The plans for the 13.5-acre site were granted outline planning permission in early 2022 following swift completion of the s106 agreement in just over three months. The site brings forward 121 dwellings, of which 42 are much needed affordable housing, landscaped open space, new and improved pedestrian and cycle linkages and a S106 package that included £450,000 towards sport and leisure facilities within Cuffley.
We worked closely with Northaw and Cuffley Parish Council to ensure the scheme met local needs. Part of the proposals saw 1.5 acres of land provided to the parish to enable an extension to the existing King George V playing fields and financial contributions towards its improvement.
The site was sold to Bellway in 2022 and is being developed in-line with the masterplan initially promoted.
Lands Improvement retains a further 28 acres of land to the south of the consented site which has potential for an additional 250 dwellings. This site is being promoted in Welwyn Hatfield’s emerging Local Plan.
