Project Overview

Lands Improvement has had a long-term interest in land at the Haddenham Airfield for over 15 years as well as the associated Haddenham Business Park. The site is located to the north of Haddenham, Buckinghamshire adjacent to the Thame Parkway railway station, which has frequent direct services to London and Birmingham. The site sits within the Buckinghamshire Unitary Authority Boundary.

The total site area was circa 160 acres and has been developed in a number of stages for predominately residential development. To date approximately 380 residential units, a care home, local shop, 14 acres of commercial land and associated community facilities have been delivered on the site.

Lands Improvement have a strong and positive relationship with the Local Community, through continued engagement over a number of years. Additional planting and walking routes have been delivered within the site in order to support the residents and to help facilitate greater permeability around Haddenham.

The opportunity remains for a comprehensive development of approximately 700 dwellings and supporting infrastructure on the remaining airfield land.

Project Progress

Lands Improvement has historically had land interests in Haddenham totalling approximately 160 acres, to date the following planning permissions, together with a focus on the delivery of community infrastructure and a sense of place have been delivered:

2006 – Planning permission was granted for 28 units for the site known as Haddenham Gate and sold to W.E Black;
2010 – Lands Improvement sold its interest in the Haddenham Business Park, whilst retaining undeveloped commercial plots, which  as of 2021 have now all be successfully disposed of;
2011 – Planning permission was granted for 72 units on the site known as Chilworth Gate and sold to Persimmon Homes;
2013 – Planning permission was granted for 36 units on the site known as Haddenham Gateway and sold to WE Black;
2016 – Planning permission granted for 9 units at Dollicot and sold to W.E Black; and
2016 – Planning permission for the Airfield site granted for a mixed-use scheme comprising of 233 residential units (26 acres), commercial (14 acres), retail, a care home and playing fields
2024 – Submitted a planning application for 15 units at Dollicott which is expected to be determined shortly

  • The residential phases have been built out by Cala Homes with the first homes occupied in 2018.
  • The retail unit has been delivered and the care home is under construction.
  • The commercial plots were sold to GGR and DAF who are occupying the site and have provided a welcome extension of the Haddenham Business Park.
  • The site was identified as a preferred local for growth with the Haddenham Neighbourhood Plan.

The remainder of the Airfield site (c.105 acres) is progressing towards a planning application, with a public consultation event being held on 24th April 2025.
