Lands Improvement acquires 551 acres in Brentwood, Essex as master developer to deliver Dunton Hills Garden settlement of 3,700 homes

The acquired site has an adopted Local Plan allocation and resolution to grant planning permission from Brentwood Borough Council for a 3,700-home, secured by property investment and development company CEG.
We will add and realise value by assuming a master developer role, delivering infrastructure and selling serviced land to housebuilders and developers over a 12-year period.
Delivered in five phases, the neighbourhoods will offer a mix of housing types and tenures including private homes for sale, single-family build-to-rent, affordable homes and care homes. Among other social infrastructure, it will feature a village centre with healthcare provision, community uses and a public square alongside new primary and secondary schools.
The site is located to the east of the village of West Horndon in the Brentwood district of Essex. West Horndon is immediately adjacent to the A128 with the M25 five kilometres to the west. It is serviced by West Horndon train station, which provides 35-minute services into London Fenchurch Street.
Our plan for Dunton Hills replicates the approach taken at our 5,000-home development at Linmere in Bedfordshire, where we are delivering all strategic infrastructure and selling serviced development parcels as master developer.
James Stone, Managing Director of Lands Improvement said:
“Dunton Hills Garden Village marks an important acquisition for Lands Improvement in an area with a limited supply of new homes and consented land despite strong market demand. Taking on the master developer role, we look forward to securing consents and delivering the substantial and wide-ranging infrastructure required to support this new community, from green spaces and roads to key community facilities and fostering the community management trust that will eventually take on the stewardship of the garden village for generations to come”.
