Maximise value
To achieve our goal of maximising value, we buy our land through promotion agreements as well as through unconditional freehold purchases financed by cash reserves. This puts us in a better position to maximise value than many of our competitors buying through promotion/development agreements, who may be focused on speed of consent.
The value is shared with the vendors either through the promotion/development agreement or overage, for unconditional freehold acquisitions.
Delivering infrastructure
One of our many, key strengths is getting infrastructure in place on sites as soon as possible. As the land is de-risked and ready to build on, this can result in increased competition from developers – and therefore higher land values.
Substantial investment capacity
Lands Improvement is both privately financed and sizeable enough to self-finance. Our substantial investment capacity allows us to buy freehold sites, deliver infrastructure and to take a long-term view on adding value to projects, which smaller competitors may not be able to match.
Strong team
At Lands Improvement we are a small team with relatively few projects per person. This means that we take personal responsibility for the project by producing well thought out strategies and visions and by taking a personal approach to the promotion of the site.
We have a team of planners, technicians, land managers and finance experts as well as an involved management team.
Long-term landowners
We’re a long-term landowner with a long-term vision. Our time horizons range from two to 50 years, and we commit to strategies and financing over those periods.
Our approach is in line with that of our stakeholders, Telereal Trillium who also take a long-term view of the 12,000 properties in their portfolio, valued at £8bn.
