Tilia Homes acquires final phase of new community in Telford
Tilia Homes, formerly Kier Living, has acquired the final phase of the Redhill Way development in Telford from Lands Improvement, with plans for a high-quality development of 115 new homes across eight acres.
The development will be the first in the company’s Central region to launch under the new Tilia Homes brand and marks a continued investment in Telford following the housebuilder’s successful Lime Tree Walk development in Apley.
Lands Improvement began work on Redhill Way in 2006. The former clay pit was reclaimed and prepared for development following £4m of earthworks and investment in infrastructure including a new roundabout on Redhill Way.
Planning consent for 340 new homes was secured in February 2011 with Lands Improvement providing a new ecology park, to be run by Telford & Wrekin Council, in addition to play areas, community facilities and contributions to primary education and highway works.
This final planning application by Tilia Homes will propose a mix of three and four bedroom semi-detached and detached homes in keeping with the local area and designed for both first time buyers and growing families.
The new Tilia site offers an excellent location adjacent to St Georges Cricket Club, Telford & Wrekin Hockey Club and St Georges Bowling Club. A range of shops, schools and leisure facilities are also in close proximity. Junction four of the M54, approximately 1.5 miles south of the site, offers easy commuter links to Birmingham and the wider West Midlands. Telford Central railway station provides direct rail services into Birmingham New Street in around 40 minutes.
To the southern and western boundary of the site is the new Redhill Ecology Park, a mix of woodland, grassland and aquatic habitats, which provides local residents with attractive walking routes and recreation areas on their doorstep. There is also a play area and green open space on the existing development.
Tilia Homes was created following the sale of Kier Living from Kier Group to private investment firm Terra Firma at the end of May this year.
Darren Humphreys, Regional Director at Tilia Homes Central, comments: “This is an exciting time for the business as we start a new chapter as Tilia Homes and look to expand our operations across the Central region. We have a longstanding presence in Telford as Kier Living and a proven track record in delivering high quality new homes for local people. We’re delighted to be continuing to invest in the town as Tilia Homes and look forward to completing the new community on Redhill Way with a collection of modern homes to meet local housing need.”
James Stone, Managing Director at Lands Improvement, said: “This sale concludes Lands Improvement’s long-standing interest in Redhill Way, which has seen the emergence of a whole new community in Telford. The project is a prime example of how we look to generate value beyond just the immediate term, unlocking opportunities to deliver truly sustainable places where people want to live. We look forward to seeing Tilia Homes complete the final piece of the jigsaw.”
